FRACTIONAL SHARE --- NOT TIME SHARE! Fractional Ownership began when medium to smaller sized corporations and businesses started sharing ownership in jets and large pieces of equipment in order to compete with larger companies however, they only paid for the time they used them. Each buyer has deeded ownership but shares the costs with a small number of other companies.

Many of the social elites, media moguls, entertainers and other wealthy people take advantage of this concept of ownership and pay a fraction of the price for all the perks. To the average person it looks like they have it all but in reality they have it just when they need it and let someone else share the expense when they don’t. WHAT A CONCEPT!

Rent your weeks if you don’t plan to use them, give them to family or friends, let clients use your weeks or simply enjoy them yourself!

DEEDED OWNERSHIP LIKE ANY OTHER REAL ESTATE------ Fractional ownership is deeded ownership just like any other real estate you own. You will have a deed to the share of property you choose to purchase. We sell the properties in one of three ways, 1/4 , 1/6 or 1/8 ownership. This means that you will be either one of four owners, one of six owners or one of eight owners in one property. The more owners in one property means less expense to each owner but also means less time that can be enjoyed.

OWNERSHIP SCENARIO ------ Lets look at the three different types of ownership.

1/4 Ownership --- Four different owners hold a share in the same property. 

The cost of the property is split equally between the 4 different owners. This includes initial cost, association dues, insurance, maintenance fees, refurbishing fees or any other costs.

Time of Ownership --- Each owner would own one week each month or every fourth week would be available to the owner. The first owner gets to pick the week they would like to start. This is an advantage because they can pick weeks that would fall on the Forth of July or Memorial Day or Labor Day or even the week which includes Christmas and or New Years Eve. With this scenario each owner would have 13 weeks a year but not consecutively.

1/6 Ownership ---  Six different owners own a share in the same property.

The cost of the property is split equally between the 6 different owners. This includes initial cost, association dues, insurance, maintenance fees, refurbishing fees or any other costs.

Time of Ownership --- Each owner would own one week every sixth week that would be available to the owner. The first Owner gets to pick the week they would like to start. This is an advantage because they can choose weeks that would be on the Forth of July or Memorial Day or Labor Day or even the week including Christmas and or New Years Eve. With this scenario each owner would have 8 weeks a year but not consecutively.

1/8 Ownership --- Eight  different owners own a share in the property.

The cost of the property is split equally between the 8 different owners. This includes initial cost, association dues, insurance, maintenance fees, refurbishing fees or any other costs.

Time of Ownership --- Each owner would own one week every 2 months or every eighth week would be available to the owner. The first Owner gets to pick the week they would like to start. This is an advantage because they can pick weeks that would be on the Forth of July or Memorial Day or Labor Day or even the week including Christmas and or New Years Eve. With this scenario each owner would have 6 weeks a year but not consecutively.
